@Aaron Gallington- you will likely be limited to one HELOC on your home.....you  might try to ask present heloc lender if they can  increase it  or provide a larger HELOC  with a  higher CLTV Limit- good luck

One thing I am trying to decide is whether to choose the market first and find deals in that market or look for deals and research the growth possibility in the area? 

I recommend trying to make it be where everyone pays online as it makes your life easier.
