What am I missing??

Sounds like you're missing key information by saying "I don't believe I will be eligible for a traditional loan".... get that piece of data by applying for a loan at multiple lenders before assuming you can't.

I must be missing something.

I would also like to benefit from the following deal as well.SO.....here is my idea....I am NOT a real estate investor but this situation has me thinking outside the box because moving during covid with 3 children doing distance learning is not ideal.Please tell me if my following solution to this situation is feasible, or if I am way off or missing something.1.

Don't miss out

Decided to ask others as I'm sure there's a bunch of stuff I missed out on.I'm planning on going around looking for some abandoned or beat up houses in the surrounding cities.

Unfortunately I had to miss the in-person Raising Money Summit last year because my best friend & first investor in my real estate deals chose to get married on the same weekend!

Missing one month's rent and finding a new person is way better than the hassle this tenant is going to be. 

Jim as you know I was and am pretty clueless on social media and u tube stuff etc.. which is my big miss.. had no clue it was so profitable ( u tube channel)  should have started one years ago..

I guess the other stuff you mentioned (e.g. length of trench, materials, grass patching etc.) would require a site survey, which only the owner can request for.
