Hi there guys,I just relocated to Indy and noticed that the majority of multifamily and other investment opportunities appear to be in areas with shockingly bad schools - ratings from 1- 4 out of 10.When I look at all the turnkey properties, I am yet to find houses or multifamily units in great school districts, 7+ for assigned elementary middle and high schools.

My goals are to be able to help both seller and buyer while making some profit in the middle.  

Hi Gabe, we actually are in the middle of this type of situation on a home in OKC that we sold at auction in August.

Let's say the appraiser says $1300 should be the fair market rent (picked the middle for an example), 75% is going to give you a $975 "credit" of what they'll count towards your income. 

I am in the middle of trying to purchase a 2 family house located upstate NY.

He seemed like a stand up guy and they were pouring concrete yesterday, took a break to come look at the place in the middle of the day yesterday.

@devan Mcclish The building is directly in the middle of the town square on the main drag.

The wholesaler that gave us the property address is also a middle man to the contract holder so basicly that puts 2 people in front of the actual seller.. not sure if I should pass my contact to them or work out some other arrangements.

Anyways, the house was off-market for a month, middle of winter, so I went for it.
