My intent is to do precisely what the host you mention does - but so far I've been too tied up in other things to really get it organized.  

However, many new investors (or those unwilling to  learn) don't understand how to really do this - how to really estimate what needs to be done as part of a rehab in order to get the property not only ready to sell but also to be competitive with other homes on the same market, how to really vet a contractors bid, and as mentioned before how to choose the right comps.

Vacanacy and turnover is not mentioned much when I see ppl discussing turnkey properties.

Some of it would be all of the vacation properties here, some would be the aging population that moves here to get out of the cold during the winter. 

As people have mentioned, get a job and get a good paying job.

People with kids tend to move less, especially if they are school aged.

If you're marketing to them, then I WOULD NOT mention their situation in the mail piece.

Some people my age knit or watch TV. 

I was listening to a BP podcast today and they mentioned that you could convert a 401k to a Self Directed IRA which you could then use to invest.
