So... neighborhood is a nice and quiet area behind a main road that has some rough parts... my neighbor itself is pretty nice and people always mention things like “oh I never knew these were back here!!”

You pay the mortgage, and nothing much can go wrong from there.I mentioned doing NNN leases with owners owning properties for a long term, can't sell because of capital gains.

I must also mention I did actually add the addresses into the Wayne county system they came up blank these Apts been Abandoned 

As @James Carlson mentioned, one of the best routes is to use some form of house hacking to get started.

The same standard applies for appliances you provide, unless there's some unusual exception as mentioned above, which should be plainly spelled out in the lease or some other written agreement.

As mentioned above, an LLC will not save you money.

I have not read all of the other posts, so forgive me if someone else has mentioned already. 

You don't mention potential income, either gross or net, so we've got to assume it's not real great.

As has been mentioned already, if you go at this from the investing side the banks will look at the loan much more from how good is the investment rather than just you.
