There are some houses that are 100 yrs old and in great shape, and some houses that are 30 yrs old and in terrible shape.I would rely on the analysis and the home inspection.

@EricJames if my VF is 1500 and equity after expenses is 80k we have 5 yrs CF-really like your formula BTW-so there is not much point in selling.

Hey i bought my house 2 yrs ago when the market was up . but now every thing is down.I bought it for 310000.00;but now I am lucky if it appraise for 200000.00. my payment is 2100.00 with out tax/ins.And i payed 10 percent down aimost 31000.00 plus closing cost.which route should i take .

We have been doing this for 35 years so what we're doing something a little bit unique selling the property fully rehabbed with new mechanicals, fully upgraded kitchen w/ granite tops and fully upgraded bathrooms w/ ceramic tiles and putting a quality tenant and the selling the house as an investment we manage the property for three years and we warranty the house for a year houses and guarantee 8% minimum for 3 yrs for around 95k u getting 1k in rent and taxes and insurance around $2500 so around 10% per year.
