Purchase price: $460,000 Cash invested: $120,000 Sale price: $675,000 Contributors: Amaury Zambrano This is a fix in flip purchased under 75% ARV and looking to resell in late February or early March depending on changes in the scope of work.ARV was estimated at $610,000-- but sold for $675k.Private Loan is $400k the rest is my own cash invested.Initial personal cash was apx $60k for purchase $75k construction $20k holding costs, $25k closing costs.

Don't screw around...get busy and start selling the day you start....Ask brokers in your area if there is a season....as your thinking goes there has typically been a season...busy March to June and tapers off to September and then slows during the winter....however I have found in my market we are busy all year round.

That amount of stress, liability, and work just wasn't worth the $2500/mo cashflow I was getting.Nowadays, I focus on mostly B and A class properties, and I'm willing to accept much lower cashflow numbers if I know that my tenants will be highly, highly qualified (e.g.; traveling nurses and doctors, airline pilots, tenured college professors, etc., etc.).
