Hi Tom,I was recommended to Dyches' seminar on this subject on August 17th and 18th by a main member of the LAREIA.

Once I kind of saw how things worked and how different industries related to each other and their main point of business it kind of clicked. 

I also invest in tax liens mainly in Arizona but look at other states too.

these are mainly C class and you know that Class has a lot of turn over and a lot of hands on .. so you have to really be on top of it to make money at it. 

When I was looking for brokers, I wrote down 5 main career goals and shared them with the broker. 4 hated my ideas 1 liked them.

@Matthew Wright, You're probably at 15% fed and up to 7.15% state of Maine. 

I think there are exceptions if you are forced to move for work (and similar situations) but owner occupying the property for one year is one of the main stipulations for the low down payment FHA loan.

Hence the main reason I got my license.

i am very interested in multi family homes mainly duplex and triple as a rental property. i do not really know how the market is on guam and not knowing where to get market information from. i would love to hear everyone tips, tricks, and expertise.
