Depending on the soil, and if they can hook on to the existing drain field,just a tank replacement can run as little as $2500, but im pretty sure Sheboygan county will not issue a sanitary permit with out a soil eval, $450-600, much of Sheboygan county has a mix of gravel and rock, with some strips of clay, I know of many people that have old systems that last forever, but if they have to replace them, they would not be allowed to install a conventional system to replace it. the best would be to extend the inspection period, and ask the seller to allow an installer to do a soil test and a real estimate. the cost could be $3K or $20K depending on what is needed, the rules are much different than when the old system was installed.

Its quite sad society is like this, but know that it provides opportunity for those willing to think outside the box and take risks.This is deeply ingrained into them by their parents and society, you are constantly told to be status quo, dont rock the boat, be a wage slave, because its safe and secure and therefore by default if you dont do this exact path, its the opposite, its unsafe, not 100% known so its not secure and is something to fear.

So the busy times are disproportionately busy.I'm not sat you can't (aside from licensing) or shouldn't go down this road but you need a rock solid plan in place.

How do I spot this kind of buyer and how do I kindly say "kick rocks" I hear so many horror stories of the so called buyer not being serious and bail at the last minute.

Have them come out and give you a bid once the test has been done.Your probably looking at replacing some sheet rock repainting and stuff like that in bathroom and the inspection is about 135 to 150 bucks,, When does the guys lease expire...
