This is my planBuy a house that needs rehab cash, fix it up, contact hard money lender, and refinance.I want to do this with a at least 15 properties and ride appreciation then sell it in about 2-3 years.The reason I want to do this is to pretty much cashflow a bit from each property and ride appreciation.Is there any investors that does this ?

I also live in CA and invest out-of-state.Well $30-40k isn't going to fund a flipper in San Diego, for sure (unless you have some seriously swanky hard money lender...).

Hello. i am looking to build my network with like minded business people all around the country. i am new to the forums to forgive me if this is not the place to be doing this. i am interested in turn key properties, and hard money lenders for the time being. im working 1 current strategy, with a second if the numbers work out well. my current strategy is to purchase properties at 75% of value using a hard money lender, then immediately refinance the property to pay off the HM lender.

I could be wrong, but if the ARV looks good and your plan is to sell, I don't see why not.A hard money lender could provide better insight, and they all have their own criteria.
