Key to it is the same as painting, the prep work that goes into BEFORE and the quality of the job itself.  

The simplest is to work with a turn-key company, which has all the elements in place from finding the property, to rehabbing it, to placing a tenant, to managing it.  

The key is identifying properties you can get below market value.

As with everything, due diligence is the key to success. 

So I've been looking for turn-key (or near turn-key) properties in a 30 minutes radius from where I live (Rock Hill, Fort Mill, SC area) and I haven't found anything lately.

The key there is to actually talk with people other than the presenter as most folks have no clue they are sitting next to the partner or buyer that they've been looking for.

I have personally purchased non-performing notes through both successfully- the key is to remember that you must do your own due diligence on any note you are considering before taking possession.
