So the apples to apples investment, where it's guaranteed ROI, would be a Certificate of Deposit, or Treasury Note, or similar, and those rarely offer more than your mortgage interest rate.

You do not want to pay a large amount for a weak tenant and they go out in 1 year and you are paying expensive TI and leasing commissions again.You want execution of lease and tenant to go hard with a deposit before paying any money to the leasing brokers.If you want to lease yourself do not expect the leasing broker to give hardly any effort on your behalf.
