CAP rates will vary across the different niche asset classes (MFR, trailer parks, strip malls, offices - various classes, industrial, etc).

I am new to the Atlanta real estate investing market and was in hopes that some of you would want to meet up for a coffee or lunch to talk about the industry or network for future relations/opportunities.

Please perform proper market surveys on COMMERCIAL or industrial investments not just MFR.

Best thing to do is encourage them to stop estimating and pick up the phone to talk to actual industry individuals for some real numbers!

It is very new and a lot of medical industry popped up there.

And in the country they don’t have much written or regulated so I wanted to get myself educated on what would be the required steps to follows as I’m a newbie to d industry and then start the investigation locally.Hope this clarifies what I have in mind.Thanks in advance!

The slight concern i do have is that largest employment industry is manufacturing, and it's about 20%+ for Ft Wayne as a whole, and the Crime index is slightly over national average.   

Even as a lawyer, I rely heavily on advice from my insurance brokers since it's a very niche industry.
