I was simply hunting for these type of properties on the MLS.

I've never been in this situation, but I'm thinking that's what I would try next..while also hunting down buyer #1. 

Needless to say, I'm still on the hunt — for off market deals only!

-Schedule needed maintenance, take pictures, order lead test, post to Craigslist, etc).I'm looking for something to work off of to help train an employee and am hunting ideas.

Some lenders have been just lenders and some were joint venture partners when i was just getting started. happy hunting.

@Tommy Martinez  just keep in mind all RIAs are for profit at least most.. at some level.but they generally don't charge to much to be a member there is NO total free ride .. the only onhe I know of really is here on BP its all free you have to hunt and peck for it.

What i have learned is the best marketing method is the one you pick to do most consistently.Happy hunting.
