@Vincent Plant I hope this is a joke because otherwise that’s a hella lotta life-turning-around geolocation-of-Jesus or whatever else you want to call it that someone with that kind of history and connections would need to do in order to not put your life in danger as well.

the future side of this is still an unknown quantity so its a risk that should be evaluated carefully. There are also several bills currently proposed in WA legislature which are likely to pass in some form or other which will substantially affect your situation - look at SB 5139 - "temporary" rent control and SB 5160 - extending COVID protections for 2 YEARS past end of declared emergency, payment plans based on "tenants ability to pay" and blocking use of eviction and payment history in tenant screening (!!!!)

(if not, you may want to add one for the future).Even if the landlord had another unit that the tenant could temporarily move to, the tenant would presumably still be responsible for paying the rent at that unit (although, if the tenant had a good history, the landlord might be well-advised to give them a discount for the inconvenience of moving)....hopefully that helps...Good luck out there!

My business still does a solid $250k a year in profit, so I have additional sources of income that might appeal to investors.I think the problem will be credit history: I've never taken out a car loan or house mortgage, but have had credit cards since 18 and have been paying them on time with no outstanding debt.

A great recent article from a BP member that could get you started on thinking about pricing your HUD offer: http://www.biggerpockets.com/renewsblog/2013/07/07/buying-a-hud-home/ The author also has a blog that goes into more details @J Scott, When you see the Hudhomestore listing say something like "Repair escrow: $4,070", what does that tell you?
