Safety/health issues are always done. 

Here’s the situation...I have a friend who was a very hard worker all of his life and has been battling a fairly severe health issue for many years while still working.

I was considerate for initial period, but then noise issue started hitting me hard and affecting my health.

It's your job as an investor to figure out he opportunity or the threat posed that is keeping that list price depressed and see if you can use that to your advantage.

I would take 1 million a year commission making it my way with how I want to live my life then 1,400,000 and be miserable not living how I want for time allocation between my health, my family, friends, business, etc.

What really matters is title, code or health violations, lawsuits, back taxes and liens.

They aren't scared by your threat of coming after them because they're smart enough to know it hardly ever happens.You can always give it a shot and see if my suspicions are wrong. 

As already mentioned, HOA health and restrictions play a big factor.

I feel the suburbs outside of major cities will appreciate for several years as people leave the cities due to health concerns and the ability to work remotely.
