I understand I can take more loans out with a commercial loan, but the rates are not as good, and the major issue is that I can not lock them in with a 30 year fixed rate when the rates are rock bottom right now, and (if you believe the FED) they will be going up early 2022. 

The city might allow some grass mowing liens on it but property taxes erase nearly everything else.

(Sounds like you would take a 5% - 3% = 2% spread) It's low risk because it's backed by the FED so it's extremely unlikely that they'd default and if they do we've got way bigger problems than the "cool new investment" not going well.

In B areas, homes will be modest but maintained, grass mowed, no cars up on cinder blocks, etc.After you've narrowed down your choices to your top one or two, just make the trip out to meet them.

When a person owns a house, that isn't any less awesome if they hire someone to cut the grass or clean the bathrooms or paint the walls. :) 

@Andrew Rellinger I would avoid the shed and pay a lawn maintenance company to cut the grass.

I also manage to find a ton of odd jobs, painting, clean outs, cutting grass ect.
