We use RentManager (several hundred tenants) but I've also used Onesite, Yardi and a few others...all capable of thousands of tenants.Friends of mine that manage less than 40 units use google voice, texts and emails then record into a scheudling app

My attorney and my CPA are both real estate investors, so they see things from my perspective and are sharpening their skills and strategies on their own deals as well as on mine.  

I am a newbie as well and so I don't have a lot of sage advice, but I think I have a couple gold nuggets to share.I think when you are starting out putting together a team is very helpful.  

Those are 2 key requirements of mine that are met and so I move on!

(Deal type, profit, time to do it, etc.)Mine: $2,500 wholesale deal, 3 weeks from start date, un-sight/unseen.

A great partner of mine is the real estate agent I called randomly off Zillow.

I’m guessing most REI folks would say ditch the property but I am constantly being told by family, friends, and randoms that I should NOT sell my house… main reasoning being that owning a house is like gold in silicon valley and that I would not be able to afford to buy back in if I decided to move back.

I chose individuals as they had more skin in the game than some 'company' only managing their PnL, not mine :)

The listing against told me there are other offers on the table and I should get mine in quickly.
