You will have to spend considerable time and energy getting familiar with a new market whereas if you stick with the original one you appear to have enough capital to get started right away on a new building.

And under that definition, because there was no minimum time in the CZO for how long someone needed to occupy a structure to be considered "living" there, the court used literal dictionary definitions (standard practice in NH as can be seen in the similar case Working Stiff Partners v City of Portsmouth) to determine what constituted "living as a household" as it concerns STRs.The court explicity rejected the idea that this ruling should have larger implications for STRs around the state, and it certainly did not at all in any way prevent municipalities from regulating STRs.

There are several niches that we will explore and focus in order to be successful, but we have found that we typically see returns of 2-5 times of our original investment.The challenge with entitlement is there's definitely quite a bit more risk involved as well as a very complicated process (hence the higher return). 

I think there may be some condo rules/by-laws that prohibit this (that when a unit is purchased it needs to be owner occupied first and a for a certain amount of time before renting).
