Now in 2021 I got 225 a night with a $150 cleaning fee and was 98% occupied may-aug and never adjusted prices due to not knowing about demand as well as pricing tools.Last summer I didn't see as great of prices just because of how crazy 2021 was but was still full.

You will also want to make sure its n part time income since you need (2) full years of that to qualify.You can always refinance or purchase an investment home and do not have to have a job or employment, if you use a DSCR loan.

It can be a cheaper option than a Bridge at a 10+ rate or a normal 5 or 3 year PPP and if you don't sell it is still a full term loan.

Another option if this is strictly for investment purposes, you could try to go DSCR. we have one lender that will allow for 1-4 units (inv. prop solely) who will go as low as 620 fico, but your LTV may be limited to, say, 70%. qualifying would be based on the rents received, not off your $100k income. there are options out there, keep working at it and get a 2nd opinion even on a full-doc loan. hope this was helpful to some degree!

Lots of tenants will try to use it as leverage at a later date....when they leave and you dont give the full deposit back.....when they are late on a payment..... when they screw something up and you make them pay for the repair.
