I would like to develop a report for the appraiser noting the improvements and providing local comps.

Great thing about it to is that the tenants pay for it and after payment we normally get a report back within the hour. 

Still, it is a stressful thought knowing your deal rides on one report, especially if your seller is maxed out on his lowest price.
