I had been thinking about buying my first multifamily for years and finally pulled the trigger.

My Ex-Wife and I are finally selling our apartment which we bought when I was stationed in Hawaii. 

If you're sent a guarantee agreement which outlines the amount of time effort needed to get a deal or your money back... is it really a guarantee if it has space for only my signature?

My motivation is renewed now because I am finally taking a permanent job in Maryland and will quit moving every couple years.

There was a final walk through of the property, but, as I didn't know about the pipe burst, I didn't know to look for water damage (even after I was made aware of this problem, with an untrained eye, it's hard to notice issues besides some sagging drywall and water drips on parts of the wall) and some part of the wood floor coming up outside of the bathroom door.

My bank initially approved the deal at $125k, but the closing attorney said we didnt have a purchase agreement that stated the price at $125k, so we couldnt close on that price.

It is available only for properties being held for investment.They would qualify for the sec 121 primary residence exclusion once they have lived in the property long enough that they can claim residency for 2 out of the 5 years immediately prior to sale.You could certainly enter into an option and cooperation agreement with them that would allow you to pursue the entitlements/permitting you might need. 

They are gross, I wouldn't want to live there either- but if you get a pet and you don't own a home, that is what you sign up for.And then, finally, just as you are about to give up... along come your future tenants who are so happy to live in a clean, no pets building.

Average and you still get to catch a decent ride up..Now the subprime ha, they run out of prime and average money to pump the market with so they finally let the poor people's subprime money in, pump it some more.. 

Permits are in the final approval stages with the city, only in need of the final stormwater approval.
