I’ve heard of numerous people raising “opportunity funds” to take advantage of what they call the “fire sale pricing” that will soon be here.I agree that there are more distressed sellers than in the past, and we have seen pricing become a little more reasonable than it was in 2022.

I've personally seen concessions up to 8 weeks free plus a 6 hours of free moving as an example for what some apartments are offering as concessions to fill up their communities.As the market continues to evolve and more apartment communities become available I suspect there will be more concessions for renters to take advtange of as supply begins to outpace demand.

If you have already used some of your eligibility, take 25% of your loan limit, subtract the used eligibility from your COE, and then multiply that number by 4.

The property is in North Carolina and I wanted to make a strong offer so I put a higher due diligence fee which becomes non-refundable unless the seller is in material breach which I would argue this is but would take take time settle.

Since my grandpa's wife is passed already, he has full control of the property, but if he were to sell the house, he would have to pay his wife's family a percentage of the sale, but he doesn't want to do, he would rather take out some type of loan (what loan is best in this situation?)

It's important to note that other wholesalers are more likely to JV with you and take a disposition fee rather than simply give or sell you their list.If you're interested in purchasing access to cash buyers, you might consider platforms like InvestorLift, which can cost $25-30K a year for their dispo services.
