Yes, soil is poor all over but Texas is huge so you can get a soil analysis from your local agricultural extension.

It'll let you be selective with your terms and tenants while you're learning how to manage the property - sometimes it's worth it to go a bit lower to get it filled quicker and so that the students would be more agreeable to a 12 month lease (august to august).
