I wouldn't lie about anything but if for some reason they think they have tricked you they will clean thinking they will get their deposit back.Then you can quote your lease and explain they have broken it.I have had tenants suddenly start turning into lawyers and quoting some portion of they law that helps their case.It boils down to the contract they signed which is your lease.You could ask them to send the reference to law that states this for your attorney to review.

@Cory WellsMy previous response should have ready that is NOT a deal I would involve myself in.Also for a $70K property I would expect more than $100 a month.

I don't see or foresee any foundation or roof problems, but expect a near full gut job.  

Im ok with adjusting my expectations just wanted to make sure I’m seeing it the right way.I’m conceding to the fact I’m going to have to work on buying directly from sellers if I want to follow the 70% rule. 

Since you're living with them, be crystal clear with expectations!  

That is pretty much what I expected to hear.
