run a cash flow analysis - see where you need to be to be at a positive cash flow, then just work the numbers til you hit your optimal level of revenue.no fluff either - just fyi, 2 br are tough to sell...i know you're looking to rent it out, but if you ever want to sell it - they're tough to move.

Let me share a recent deal - Lived in Philly all of 1 week ( july 06) and did this deal Sw Philly ( Island rd & 76) SFR buy price 35k needed 12k ARV 82k A HML owned and held the deed( free & clear) so that I flipped it without ever taking title in 60 days!!!!!

so the ultimate excuse (reality) is alot of people are not entrepreneurs and their "employee" mindset will overcome them and thus they will not ever invest in anything other than their time as an EARNED INCOME INVESTOR....and that is a shame...love your question eric - that's a keeper!

It definitely will not crawl ever-deeper into a site unless it perceives it as a "good" site.I don't know if the cookies would prevent the crawling.
