I' in the educational phase currently just analyzing a bunch of properties just to get good at it.  

Your education will be priceless and if the project makes money thats icing on the cake.

I don't currently own any properties yet, but I've been working on my real estate education for some time (feeling the analysis paralysis starting to seep in, eek).

If you have a long hold period you need to replace it at some point anyway. 

The only national bank we have encountered that has made a business decision not to hold such trust accounts is Chase.The issue is that it will be your responsibility to educate your banker on what you need. 

State had acquired property almost a decade ago through unpaid tax lien, no redemption period anymore, bought the property outright for $3k. 

We have been educating ourselves and are reaching out to various people both here and in KY about the process. 

If they don't have it, deliver notice and they have till the end of the notice period to pay.
