Some housing markets did not pause while other housing markets were soft during the recession.So, focus on local conditions mostly and figure out what drives your local market.If you are buying at 30% below the market it matters a lot less.

Some of my buyers still want to walk through or have their contractor walk through, and some will just do a drive by depending on the circumstances.Bottom line, yes, your buyer needs to know what's wrong with a property, but a professional property inspection is not always a feasible or effective way to achieve that goal.

Many New Orleanians relocated here in the wake of the storm driving prices thru the roof, and while many have returned to New Orleans, the houses they've left are still priced fairly high; I suppose in an effort to recoup what they invested while there was a housing shortage.If anyone lives or works in my area, I'd be very anxious to chat about the market here and your/my experiences thus far.Scott
