As a heavily focused cash flow investor, here's how I view the different components of the 17-20% projected returns:- 11% Cash Flow - Likelihood = Relatively high (especially if it's a highly diversified and stabilized opportunity - like a 97% occupied 200 unit apartment building, as the tenant diversification usually helps to provide more stable cash flows in a stabilized building)- 3% Principal Paydown - Likelihood = Relatively high (as long you have enough cash flow to pay the mortgage!)
