This is more important lately for me as I find myself wanting more to get into the financial independence mode, and having listened to the podcast am now interested in trying to BRRRR with lower cost assets than what's available around me. 

I do not see how you were using the house as a business (rental) asset, and that is a requirement for §1031.

I just haul it to the dump and tell them to sue me if they don't like it.. because I have all my fancy trusts series LLC and other asset protection set up so no one can get a judgement from me anyway.I would think there is not enough storage units to go around if every actually stored this junk.. and or this is a nichestart a haul off storage for landlords and PMs  one call does it all.. haul it to your storage charge the landlord the haul off and the storage.. that seems like a nice additional profit center for an enterprising PM company .. and your just following the letter of the law which as a broker you probably have to do .. me I don't care I can hold my own against a dead beat tenant..  

Keep in mind, depending on the loan amount of the practice and what they could liquidate the assets of the practice for, they may ask for additional collateral in the event you default on the dental practice loan. 

I was able to save enough to be comfortable with separating in the anticipation of learning a new skill-set, and I have the ability to still finance an investment in the 250k range comfortably (after researching for many hours how to obtain financing with no proof of income, only assets).

When money is under 6% that's free money when you can buy assets that throw off >10% cash flow, add in appreciation then leverage 5x (80% LTV is 5x leverage) then your cash on cash is >20%. 

Finally, I would recommend digitalizing the check in process so guests can let themselves in without anyone having to go there.Once all that is done and you get some momentum, give your house a name and create a simple website to get direct bookings which will be slightly less expensive than the 3rd party sites you are on.
