I know that having multiple properties through financing has it's benefits in a normal scenario but from what I've read I could have some issues with UBIT if I do that since I'd be using a self directed IRA.So having said all this does it make sense to move my money out of Betterment and use it for rental property investing?

i just rushed into a condo that is great to live in but wouldnt make a ton of sense (financially) if i didnt enjoy living in it...

This makes no sense, since my home is a single family and does not have a separate entrance.

Now if it was a 4 bed and you would be making it into a 3 bed,  I would say that likely makes sense. 3 bedroom homes seem to be the smallest that families will consider and is usually what homeowners want.

Currently I prefer the south west side of Houston (energy corridor, Beltway and Westpark area, 610, but am open to other deals as long as they make sense.

Do my numbers make sense (from 260k to 265k) based on the financing options and the seller's motivations?

I guess I'm partially thinking of that "estimated repairs" field as "cash out of pocket" and I'm curious if cash out of pocket and cash flow to pay for things effects the cash on cash return differently.I hope these questions make sense.
