Floor has a slight slope to it.3. laminate flooring was put in incorrectly 4. stress crack along with minor water damage on ceiling and walls5 new roof6. no appliances 7. the washer and dryer connections are in the kitchen8. has no central air (95%) of the houses in the area have it 9. need landscaping 10. gutters11. wall trim is in pieces12. some paint since im sticking to white ( very popular in the area)13. doors need replaced14. full remodel of the bathroomAlso the furnace and water heater are exposed in the bathroom (looks very weird) and it does have a garage or a basement but crawl space.

Just depositing causes no harm and incur no tax.

I have called three major insurance providers and each has an endorsement / rider for sinkhole damage for owner occupied houses, but none of them offer a similar endorsement for the rental property (DP3, fire, or landlord policy). 

You can create a scale based on cost of non wear and tear (broken drywall, damage, etc.), number of non-landlord problem calls, etc.

At a very basic level what caused it?  

There could be some security with the hoa in regards to not getting killed with a sewer line or some other outside expense..old tree falling, earthquake damage. 

Other BP members may have less complicated individual tax circumstances causing their prices to be less, or more complicated circumstances causing them to pay more.

It shows the velocity in the pipe is 2.43 ft/s. standard faucet today will cause around 0.3 ft/s in a ¾ inch pipe.

They would only cover the damage to any contents in the home from the water coming up. which wasn't much.
