@Emmanuel Rosario You don't have the choice to make this a full rental, unless you put a lot more money down and convert your loan. 

I would prefer to convert  one of the bedrooms to an additional bath instead of adding more Sq ft which will cost more due to additional foundation requirement.

If duplexes are high in demand, there might be SFRs that can be converted to duplexes/triplexes.
