It simply required changing out the typical bedroom door handle with one that locks with a key.Unless they are requesting to install a deadbolt, it should be easy to accommodate their request without needing to do anything to the door.

Trust that they've done a comprehensive valuation but also be cognizant that 99 times out of 100, they did not do an interior valuation AND they did not do a physical inspection so, deferred maintenance is not usually indicated unless it's blatantly obvious.

@Aaron Yates that point you make about learning to find and evaluate properties yourself is something i think about a lot.re: evaluating. i have no hard experience in a trade that might guide me. i read lots of articles/checklists online and gather what they offer seems very general. if you have a suggestion for a more comprehensive resource or learning method to further this knowledge, i'd appreciate hearing about it.re: finding properties on my own. this is also befuddling. you listen to the podcast and many seem to have established a marketing company to seek out better properties gleaned from public records. i'm not quite at that level nor do i have the cash to make compelling offers. i'm just checking sites like zillow like everyone else and using that real estate agent i mentioned.i wonder if there's some middle step?

@James Dee A bridge loan probably makes the most sense in this situation.As an umbrella rule, debt is going to be cheaper than equity.Bridge lenders tailor their products to accommodate situations like the one you mentioned, so it shouldn't be too much of an issue to obtain bridge financing assuming you're otherwise creditworthy and the building is in a reasonable state.

If you're committed to it you could start going to town council meetings and talking to people in the building department to figure out what they might be looking for to help defray the cost of bringing a road in.For example, if there are 4 lots and you're willing to commit to setting aside 2 for affordable housing or perpetual green space, maybe that would be something the town would be interested in that would make them want to work with you.It's also worth reviewing the most recent comprehensive plan for the town to find out what their general priorities and goals are.
