Either you the agent or your client need to ensure it's in a census tract with no income limits.

I just started to work with investors and wholesalers, which they send me deals every week and I forward to clients.

With my clients I highlight the good, the bad and the ugly and offer my opinion of the property and whether it would be a good rental and also look at exit strategy further down the line.  

I have had several clients do complete aesthetic overhauls on their purchases.

HOWEVER, it's worth it for me as I just received a $40k buyer broker commission on the purchase of my own property.If you research all the costs and compare it to what you potentially can save on your own purchases, plus commissions on any transactions that you worked on for clients, you can figure out whether or not it would be worth it for you.
