If they are all bundled into a single LLC, then it could create liability issues with other assets on something that big.I have clients that do both, but it really does become what you are willing to manage.

Thank Hey Eric,DSCR is a tool like any other loan product and as others have said, it will help you to scale, but you can't live in/house hack the property.Full disclosure; my company does DSCR and hard money for fix and flip exclusively and I'll tell you the same thing I tell all of our clients-exhaust the opportunity to use conventional financing BEFORE you dip your toe in the DSCR world.

Research this carefully, set your goals beforehand.For instance, I needed to cover a debt service from my relinquished property, I wanted a DST with an experienced sponsor with a good reputation, and I wanted a 6% return.The return I was demanding eliminated much of what was out there.It was VERY easy to eliminate the many DST brokers out there.
