Garage's are attached and keep the actual living quarters detached.

I probably also wouldn’t have been comfortable with this if I hadn’t seen some incredible results from a few virtual hires this past quarter.

This year my intention is to sell 100 investment properties I already have sold 18 this quarter and also Either Rent my own house and buy a better house for me and my family or just get a cheap first rental income producing property for myself.   

I will be purchasing my first property 1st quarter '20.

@Jay HinrichsFoundation rehab SFR deals are always a good niche, particularly in Carollton, Eules, and other suburbs of Dallas that have a high percentage of clay soil.  

This wouldn't technically be fair either.You could install flow meters and prorate the bill but keep in mind you will have to go out there and read the meters every month or quarter and send them a bill.The best (and most expensive) solution is to install 2 new electric hot water heaters and replumb each to their respective units.

So what was involved ...........First was to clean up about 6 tons of snotty wet clay and sand  more than half was wet clay .

Expect higher vacancy rates and the occasional eviction which can wipe out a quarter of potential rental income.

It is odd how they target my house with so many serious, visible, time-sensitive issues going on with about a quarter of the houses on the block.
