I suggest 6:30PM somewhere central to all. 

@Scott FRy My sweet spot are areas near the Buffalo Zoo but wouldn't mind exploring Niagara Falls for Air BnB potentials. 

The people renting the place aren't prepared to be in the "business" of renting their place out so they make decisions that feel comfortable - right or wrong.Recent news stories of houses getting wrecked on Air B&B do not help your cause.

@John Tilstra I liked Dayton well enough that when I retired from the Air Force, I stayed here by choice.

You need to make sure regular maintenance has been taken care of such as batteries in smoke detectors, outside hose bibs are turned off in the winter and air filter has been changed.
