While their cap rate is declining since Fed hiking rate.In my Single Family, even my primary could generate 1.10x DSCR ; my cash flow property is well above 1.6x by average.I have been wondering those guys in Multifamily (LP), seriously how do they make money in this environment when their conservative UW is only giving 1.2x DSCR, it was way too low, too much risk.( if folks want to understand what we are talk about just read the financial operation offering) .... i always confuse on this aspect hence i raise my other thread about the better investment of active single family

markets don't go up or down evenly...even if you are right about those declines (big if) "across the board" your area may gain or retain value significantly better than the next etc.
