I wouldn't give up on 13K that easily.It was a replace or the buyer walked deal, and the house was not worth any more with a new septic, the expectation is to have a functioning system and that's what it cost to get one.

My primary goals are as follows:- Have a tool that automates the tenant mgmt process (the programs mentioned above seem to have this functionality- Be able to leverage the tool into a property management service provider in the future, also seems to be in realm of these programs- Be comprehensive for an investor and provide financial analysis.

Our MFH properties in NYC generate fairly good cash flow and over the past 5 years have appreciated *significantly* (75-100%) - but that's a function of the time and the neighborhood.By comparison, our MFH properties in the suburbs outside Raleigh, NC are not likely to ever appreciate in any meaningful way, so it's purely about cashflow (which is also pretty good...)Long-winded way of saying it's not a just comparison to make until you're at the point of comparing specific markets to each other.
