The quarter turn valve is in essence a ball-joint valve and you can be darn sure that puppy isn’t going to fail.Below is a photo of this kind of valve.Once all of the shutoff valves are converted to the quarter turn valve, I can always breathe easier when I'm having subs change things out in the bathrooms or anywhere in the house where water is involved.

Although having too high LTV on a property puts you at risk of going underwater in a downturn, carrying a reasonable mortgage can make you less attractive for lawsuits.

I'd avoid buying in a place like Eagle's landing personally but I also know folks who have made an attractive income owning apartments and renting at rates as low as you've found.

I feel that if we install a fence, we could charge a bit more each month, while also being more attractive to long term tenants that need a large-dog friendly home (which, in my opinion, is hard to find in our area).

I wish I could get a discount half that good out here :(But to answer the original question it depends on the type of tenant you want to attract SFR will attract better tenants in most cases but may offer slightly lower returns.
