It's a small town located directly between 3 growing metros, so I think it might be a bit of the covid fever driving people out of the cities and I don't want to miss out on the boosted appraisal value.I've shifted my strategy from DIY to ASAP, I estimate the remaining rehab to cost about $40k using other people's labor.

(Ex. a lot of people are working remotely which has reduced the demand for apartments in the heart of expensive cities.)

He has always had my best interests at heart which is why I thought of him as someone who can make sure the team I hire or he hires, sticks to the schedule and does quality work.

One thing I did not anticipate was his heart attack. 

I’m about to do a 1031 exchange in the next 45 days of upward of 1.5million (30% downpayment) with financing.I also own 4 duplex’s that outright that I wanted to cash out refinance which could boost my purchase power to basically 3million but I don’t want to put myself in a position of being over leveragedI figure maybe it makes sense to do the 1031 exchange, use my other properties as a safety net against my debt, and then in 6-8 months proceed with the refinances of my duplexes and buy more real estate...

Those are just awful.However, if you list your property for rent and your team isn't responding to those leads, you need to either have a heart-to-heart or replace them.One important thing to understand about internet leads of any kind is that they expect near-instant response times. 

The seller called me on Friday, September 11th and told me that he's had a "change of heart" and there is "sentimental value" with the property, etc.

Obviously a 1031 exchange would be best...but a 200k boost to the bank account wouldn’t hurt either.

We seriously did think about it but we have an awesome 21 & 22 unit we are targeting at the moment and these particular clients really are dear to our hearts.
