This is the first time a non-US citizen has inquired about renting one of my properties and I want to screen them fairly and legally.

I screen carefully and very rarely have to ask a tenant to move out.

Everyone has their own process but we find that a short phone screen works well to filter out the non-qualified.

Just like you make your money when you buy, if you do a good job screening tenants you make your life easier.

For what it’s worth, we use this formula though we don’t often use 70%.Hans seems to have another method.Alternately, J Scott’s approach, described here, is a bit more detailed and more closely aligned with your formula.Either way, the current condition (as reflected by the rehab costs), purchase price, and ARV (or sales price) will almost always be considered by an HML for screening.
