Kind of new to REI and Bigger Pockets.

Based on the proforma financials, the 50 unit shows a vacancy and credit loss projection of 10% and the 80 unit shows a vacancy and credit loss projection of 8% - so 90% occupancy on 50 unit and 92% occupancy on 80 unit if I'm reading correctly.

Just hoped I could defer it but as you said, no big deal in starting from 2017.I also found that you can carry on losses (0 income - expenses) on future years income, so definitely that is the way to go.Both the property manager and a CPA told me that the rents become income for me when they are released to me.

We might revisit it in a few weeks after we see what else comes in.)It's the same in commercial real estate just the numbers are bigger in the millions to tens of millions in price.
