@Yishi Garrard I would think in those areas there would be a lot of section 8 so the rent collection would be pretty much automatic....as far as inspections and security deposits though....  

In many/most states LTR leases automatically become MTM when they expire.

I second @Ryan Kelly's suggestion of UFCU, although I've never had a client have to join the credit union to use them (maybe they're automatically enrolled by having a loan with them?).

We do, however, also allow Tenants that are proven to automatically convert to a month-to-month term after their initial year and inspection.We then send out a one page addendum for the Tenant to review, sign, and return by a specified deadline.

We did install a sump pump and have a dehumidifier going, but not automatically draining.
