My properties generally don't attract the sort of folks who might sell new appliances and replace them with used, but you never know. 

See if they could support our belief that if you provided above average units at a similar price point, you could attract and keep above average tenants.Property #1 MLS and private lending. 4-plex owned by a Trust out of California that had been mismanaged for several years.

You also will not be accomplishing anything if you don't intend to hold that second property for a while.If there is no debt on the property now then you could take those proceeds and using a 1031, buy a cash flow property of some type that is also attractive to borrow against.  

Curious to see if the reduction in jobs around the Peoria area this year will result in any opportunities to buy quality properties at attractive prices.    

Nicer, cleaner, newer homes tend to make less cash flow, but you attract better tenants and when you take pride in your property the tenant is much more likely to take care of the home, and you have less turnover because your whole business model is around benefiting the tenant and they sense this and enjoy the mutually beneficial  relationship.  

I would say about 40% of housing in neighborhood has off street parking attracts very good tenants.

Universal city, Selma, Schertz (Amazon's new disti hub), New Braunfels (attracting medical companies) and San Marcos (TX State Univ n 35K students n growing).....all either on or fast access to I-35.  

Currently it is lawn and big trees and attractive, but pretty plain between the units.

For someone who is retired getting into 30-year note is not going to be very attractive.

Using them can lock you into a strategy that may not be as attractive down the road as it can seem up front.
