One thing to check on also is whether or not you can write a full year policy that will refund if you finish earlier.

Only difference is they finished the basement and we won't, but from what I've read, a finished basement will only impact the ARV by 10% max on average.We also don't want to go too crazy with the changes b/c we don't want an astronomical renovation bill.

Only one unit is being leased out right now and it is the 3/2 that is upstairs for $535/m which is severely under market, we estimate the market rent to be about $1050/m each 3/2 and $750 for the 1/1 but the rest have to be finished out to be rentable.
