@Josh July I'd say it depends on whether you want to be active or passive investor, and whether you want to deal with tenants or not.

Then, when you find a buyer, you are assigning your rights in your personal contract to that buyer in exchange for a fee.First, if you were working for me as a real estate agent where I was your managing broker, I have an obligation from the state to supervise your real estate activities and if I don't do that properly I can be reprimanded and/or fined and/or possibly lose my license.

So, we actively engaged in letting the universe know what we wanted.

Unlike some other folks, due to the nature of your job/profession, you might not want to be an active real estate investors (could be wrong here).

@Noah Weitzman As far as I understand it, if you have an active license and are not a broker, it must be hung under a sponsoring broker.

I am on the board of two self managed HOA's (Lakeview /Wicker Park) and need assistance dealing with two separate issues:  #1 Noise disturbance in commercial space  #2 VERY delinquent assessments by a single owner Ive attempted to engage two firms already but somehow these issues seem to not be attractive to represent.
