Hey Kyle,     I would say that you must do your homework, research, and read reviews. 

If you review deposit info and notice tenants are habitually late or worse, skip months and pay every two months (to avoid eviction) then you have saved yourself from a bad deal by requesting that information.

Plus not all real estate attorneys will handle closings, so you need to ask if they do the closings or if they just review documents and have a title company close.
