I invest there myself quite a bit (just bought another duplex last week) and do a ton outside my own portfolio as well.Definitely take the time to understand the market or interview several teams before working with anyone.I'm happy to shoot you some Detroit specific resources that would help a ton.

Not a specific area on the site but you can just post and ask about meeting investors who are active in whatever market you’re interested in.

I’ve specifically asked one insurance broker if there is such a thing as a blanket earthquake policy and there doesn’t appear to be.

Additional information: rZoning permit from 1/16/1956 with a variance granting this as a 3 family unitI have no building permit saying this allows this as a 3 familyI am asking for any advice specifically for Philadelphia, PA.

I'm interested in buying a vacation rental in the area, I do not have any specific property picked out at this time. 

I'm looking specifically at this right now strategy wise.

The main reason for this is a recent update to a waitlist in Lincoln City that has expanded eligibility for specifically zoned properties. 

@Olivia Cannizzobuying a primary residence is a very personal decision, and I normally try not to advise on itbut - buying is expensive, in that you can pay significant closing costs on top of the down paymentso... to buy something to live in for 9 months, and then be negative if it's a rental... and now your 20% is stuck in it and not available for when you movedoesn't make a lot of sense to me unless i am missing something.if you move, you could house hack in the new place with a much lower down payment loan... and that frees up a ton of cash for other things.
